We have officially handed over the first affordable homes at Hemlock Gate in Bramcote to Broxtowe Borough Council, marking a key milestone in our delivery of this 169-home community.
Eight properties have now been transferred, marking the first phase of 51 affordable homes planned as part of the wider Hemlock Gate development. We have already scheduled further handovers, and the final transfers are expected by the end of 2026.
The handover celebrates the collaborative approach between Peter James Homes, our architects Urban Designs, local authority Broxtowe Borough Council and the area’s planning team, all of whom have worked with us to bring the project to fruition.
The affordable homes provide a broad mix to meet local housing needs, ranging from one to four bedrooms. In total, the development will include 14 one-bedroom, 18 two-bedroom, and 18 three-bedroom homes including two wheelchair-accessible properties, and one four-bedroom home. The tenure mix comprises 34 homes for affordable rent and 17 available through shared ownership.

Delivering high-quality affordable accommodation alongside open-market housing is central to our approach, and it is vital that these properties are indistinguishable from the rest of the development.
“We are proud to be providing a wide mix of residences that meet real local needs while maintaining the same design standards, sustainability credentials and sense of place across the site.”
Affordable homes are fully integrated throughout the development and match the external design and standards of open-market properties. While internal specification differs by tenure, build quality remains identical throughout, maintaining a consistent look throughout the development.
The first homes that we have handed over are located behind the show homes alongside open-market properties, with later phases similarly distributed across the site to create a cohesive, mixed community.
Sustainability has been a key focus across the scheme. Homes have A-rated Energy Performance Certificates, with the exception of two wheelchair-accessible properties in the affordable homes allocation, which achieve a high B rating due to reduced solar panel capacity. Every home benefits from air source heat pumps, electric vehicle charging points and solar panels, while shared ownership homes also feature underfloor heating.
As the development continues to take shape, demand for all types of property gathers pace with new homeowners now moving into the development.
Further handovers are planned for later this year. An additional eight properties are due to be transferred in February, followed by further phases in summer 2026 and beyond.

Providing efficient high quality homes, at a social rent for Broxtowe residents, is of prime importance to the Council and this development demonstrates our commitment to that.
“These homes are part of the fantastic wider development at Hemlock Gate, with a total of 51 homes set to be delivered, each meeting high energy efficiency standards to help residents save further.”
Portfolio Holder for Housing, Vanessa Smith, said: “The first homes at Hemlock Gate have come out wonderfully, with quality clearly at the forefront of this development. Four of these first eight homes will also be up for shared ownership, giving our residents that little step up they need to get on the property ladder. I’m looking forward to seeing the rest of the homes come to fruition.”
Once complete, Hemlock Gate will deliver 169 new homes in total, with the 51 affordable properties playing a significant role in supporting families and households across the borough.
