Work begins on our 169-home Nottinghamshire development

We have started work on a major new environmentally friendly development in Bramcote, a few miles away from our own headquarters.

The 169-home Hemlock Gate development, on Coventry Lane, will become our most eco-friendly site, with every home boasting an A-rated Energy Performance Certificate on completion.

Planning for this latest development was approved in 2023. Since then, we have taken every care to implement the required ecological considerations before breaking ground in February.

The 22-acre site will provide a mixture of two- to five-bedroom homes, including bungalows, with a provision for around 30 per cent (51 properties) allocated to the affordable housing scheme.

Simon Gardiner, managing director of Peter James Homes, said: “Situated in our home patch, Hemlock Gate is one of our most important projects. We always strive to create environments that reflect their surroundings and engage the local community, but this development is particularly close to our hearts here at Peter James Homes.

“Hemlock Gate is a rural site and yet within easy distance of local amenities, Nottingham city centre and major road networks. It also has an ancient geological feature just a stone’s throw away, and an award-winning park.

A total of £1.05m has been allocated to the local community for investment in public transport, improvements to roads, education, and wildlife habitats.

Located close to local landmark, the Hemlock Stone, and just four miles from our headquarters in Chilwell, the development is being designed to marry into the existing environment whilst also providing a flagship development with wide appeal.

Our investment in Bramcote and its infrastructure has been carefully considered to deliver a broad spectrum of homes that meet the needs of the local community as well as future proofing the properties for energy cost reduction and environmental compatibility.

It will be our most eco-friendly development to date, and every property will have an A-rated Energy Performance Certificate, which can be attributed in part to air source heat pumps, underfloor heating, electric car chargers and solar panels.

Property types at the development will include ‘buyer favourite’ designs including the popular Poppy and Rowan house types previously built at near sell-out development, Woodland Heights in Bullbridge, Derbyshire, alongside new house types and bungalows designed specifically for the Nottingham site.

The first phase of the development, which over its lifecycle will create around 100 East Midlands construction jobs, will be released for reservation in phases from early Summer this year, with the official Marketing Suite opening in Autumn.

Simon added: “This is an exciting project for us. The sloping L-shaped site, which is partly sheltered by mature trees, giving it privacy and instant maturity, alongside the popularity of Bramcote and its proximity to Nottingham, and the broad selection of property types will appeal to both families and professionals.’’
